Neither a real estate agent or title company is necessary since you will be purchasing the land directly from the owner (me). You also don't need a title company as you can close in-house with us for no additional cost. Of course, you are welcome to use either one, at your own cost.

You can close inhouse with me and there will be no fees to you. Once payment is received, I will provide you with a special warranty deed that conveys the property from me to you. I will also provide instructions on filing the deed in the county where the property sits.
You can use a third party courier who will arrange to meet you and exchange deed for cashier's check. The fee for this service is $50 (which I collect upfront). Once I book a courier, it typically will take 2-3 days for them to receive the deed and at that time, they will contact you to arrange a day/time to meet. You will bring a cashier's check made out to me and they will have the deed along with instructions on filing with the county.
Sure, you are welcome to use financing through your bank or a lending company if you choose. On certain properties, we can also offer owner financing, so just ask. We will help out when we are able.
Sure! We can hold a property for 24 hours with a $100 non-refundable payment. We offer this option because there are times where more than one person is interested in a property. This fee can be done through PayPal, Venmo, or account to account.

The only additional fee that you will be responsible for is the county/parish filing fee. Typically in Texas, the filing fee is around $30-$40.In Louisiana, the fees for filing are typically around $70-$100.
You will receive a special warranty deed conveying the land from me to you. You will also receive specific instructions for filing with the county/parish that the land sits in.
